A Week on the Road: HHT Diaries

Ever wonder what a HHT (House Hunting Trip) looks like? Every year we help dozens of families relocate into ottawa on their house hunting trips. With only five days to spend in a new city looking for a house it is very intense! We had so much fun documenting our most recent experience.

Day One: Stittsville and Barrhaven

We kicked off the first day by exploring homes in Stittsville, where the neighbourhood’s charm immediately stood out. The friendly atmosphere and tree-lined streets made a strong first impression. However, while the overall vibe of Stittsville was appealing, the home we toured felt too dark for their taste, quickly ruling it out.

Next, we shifted our focus to Barrhaven, where most of their top choices were located. The proximity to recreational centres, shopping, and the well-established community made Barrhaven an appealing option. While some of the homes we visited were a bit older or showed signs of wear, that didn’t affect their final picks. By the end of the day, they had narrowed it down to two or three homes that really stood out and were worth keeping in mind as we continued the search.

Day Two: Richmond, Orleans, and Findlay Creek

We started the day in Richmond, focusing on a few homes Chris had picked out as they aligned perfectly with our client’s criteria. These homes were all new built or constructed within the last few years, offering a bright and modern feel. Several of them backed onto green space, which was a key feature our clients were looking for. While Richmond’s growth and development were appealing, there was some hesitation about whether the current infrastructure would keep pace with the rising population.

After wrapping up in Richmond, we made the hour-long drive to Orleans to check out a few homes that had been high on their favourites list. However, it was clear upon arrival that these homes were significantly older and more lived-in compared to the newer properties we had seen earlier. On the plus side, the larger yards were a hit, but ultimately, the homes didn’t meet their needs.

Toward the end of the day, we managed to squeeze in a last-minute showing back in Richmond. This home ticked many of the right boxes and quickly rose to the top of their list. Meanwhile, Colin took them to see one more property in Findlay Creek, a last-minute opportunity since it was in his area. Unfortunately, this home didn’t fit their needs either, and that wrapped up Day Two.

Day Three: New Listings and Final Visits

After some reflection, our clients realized that while they liked the homes in Richmond, they couldn’t quite picture themselves living there long-term. However, a few new listings had come on the market since we originally booked their showings, and they wanted to explore those before making a decision.

We started the day in Kanata, arriving just as the for-sale sign was being installed. The home featured a pool, which caught their attention, but the small rooms left them wondering how it would work with their growing boys. Despite the hesitation, it earned a spot in their top three choices.

Next, we headed to another new listing. The clients were impressed by both the home and the yard, but with multiple offers already on the table and the tight time frame of their house-hunting trip, entering a bidding war just wasn’t a feasible option.

From there, we revisited their two top picks from Barrhaven. As the day came to a close, they faced a tough decision between the two favourites in Barrhaven and the new contender in Kanata. To feel confident in their choice, they decided to return to the Kanata home with Chris for one final look that evening.

Day Four: Decision Day

After much deliberation, our clients were finally ready to make their decision. They chose their top pick and we quickly submitted an offer. After a bit of negotiation and back-and-forth with the sellers, we successfully secured a conditional agreement!

Fortunately, we had already arranged for a home inspection, which took place just two days later. Everything went smoothly, and the conditions were met by the following week, officially securing their new home. It was a perfect way to wrap up an exciting and productive house-hunting trip!

The Challenges of Homeownership for Military Members in Ottawa

Posting to Ottawa is usually a message that our clients are excited about. It is much better than Cold Lake! The challenge with our market is that home ownership here is out of reach for many military families. Rising property prices, tight supply, and high interest rates have made things very tough!  These factors have shifted the housing landscape, prompting many CAF members to reconsider homeownership and instead explore renting as a more viable option.

The Rising Cost of Property in Ottawa

Ottawa has always been an attractive location for both civilian and military families. The city offers a high quality of life, excellent amenities, and a strong sense of community. However, the booming real estate market has driven property prices out of reach for many. For military members, who are often required to relocate frequently due to postings, the high cost of purchasing a home in Ottawa can be prohibitive. Especially if members are relocating from the maritime provinces where the property prices are typically much lower. If you are coming from the West you are typically going to find similar or lower prices here. 

For CAF members, who must adhere to a strict budget and financial planning, this competitive market can make homeownership seem out of reach.

Renting: A Practical Alternative

Given the current housing market conditions, many military members in Ottawa are turning to renting as a more practical and financially prudent option. Renting offers flexibility, which is particularly important for CAF members who may receive new postings on short notice. This will be dependent on many factors. With all expenses covered on a purchase it is really tempting to buy. With a good Realtor by your side you can make an investment that should appreciate in value. We have had less than 3 years of decreasing prices in the last 3 decades. So chances are you will have equity on the other side when you are posted out. There are also programs in place to mitigate losses should you find yourself in that unfortunate situation.

Relocating to Ottawa for a military assignment comes with its own set of challenges, one of which is finding convenient and efficient ways to commute to key locations such as the DND Headquarters on Carling Avenue and downtown Ottawa. For those who prefer to avoid the hassle of downtown parking and traffic, Ottawa offers several Park and Ride options that make the daily commute smoother and more efficient. Here’s a look at some of the best Park and Ride options and the transit times to major destinations using OC Transpo services.

 

Eagleson Park & Ride

To DND Headquarters:

  • Transit Time: Approximately 30-35 minutes.
  • Route: Take Route 63 or 64 directly to Tunney’s Pasture, then transfer to Route 66 or another bus heading towards Carling Avenue.
  • Details: Eagleson Park & Ride, located at Highway 417 and Eagleson Road, offers easy access to Connexion routes and has ample parking space.

To Downtown Ottawa (National Defence Headquarters):

  • Transit Time: Approximately 25-30 minutes.
  • Route: Take Route 63 or 64 directly to downtown.

Blair Park & Ride

To DND Headquarters:

  • Transit Time: Approximately 55-60 minutes.
  • Route: Take the O-Train Line 1 to Tunney’s Pasture, then transfer to Route 66 or another bus heading towards Carling Avenue.
  • Details: Situated in the east end, Blair Station is a key transit hub.

To Downtown Ottawa (National Defence Headquarters):

  • Transit Time: Approximately 20-25 minutes.
  • Route: Take the O-Train Line 1 directly to downtown. 

Fallowfield Park & Ride

To DND Headquarters:

  • Transit Time: Approximately 40-45 minutes.
  • Route: Take Route 95 or 74 to Tunney’s Pasture, then transfer to Route 66 or another bus heading towards Carling Avenue.
  • Details: Located at 100 Via Park Place, Fallowfield Park & Ride offers free parking and is well-connected with Fallowfield Station for transit options.

To Downtown Ottawa (National Defence Headquarters):

  • Transit Time: Approximately 35-40 minutes.

Route: Take Route 95 or 74 directly to downtown.

Chapel Hill Park & Ride

To DND Headquarters:

  • Transit Time: Approximately 70-75 minutes.
  • Route: Take Route 32 or 33 to Blair Station, then transfer to the O-Train Line 1 to Tunney’s Pasture, followed by Route 66.
  • Details: Located at Brian Coburn Blvd and Navan Rd, it offers free parking and good transit connections.

To Downtown Ottawa (National Defence Headquarters):

  • Transit Time: Approximately 35-40 minutes.
  • Route: Take Route 32 or 33 to Blair Station, then transfer to the O-Train Line 1 to downtown.

Trim Park & Ride

To DND Headquarters:

  • Transit Time: Approximately 80-85 minutes.
  • Route: Take Route 39 to Blair Station, then transfer to the O-Train Line 1 to Tunney’s Pasture, followed by Route 66.
  • Details: This location is in the eastern outskirts, with direct transit routes available.

To Downtown Ottawa (National Defence Headquarters):

  • Transit Time: Approximately 45-50 minutes.
  • Route: Take Route 39 to Blair Station, then transfer to the O-Train Line 1 to downtown.

3 Biggest Challenges Facing CAF Members on their HHT’s

Our team has specialized in helping military families buy & sell their Ottawa homes for over 15 years. It has always been the most enjoyable part of what we do. The current market conditions in Ottawa have created some real challenges for our military clients relocating the capital. It is a seller’s market and the absorption rate is at an all-time high. Here are the 3 biggest challenges facing our HHT clients in Ottawa: 

1: Available properties to buy

In many neighbourhoods within the city there is not much inventory available. It is even more prevalent in the areas our military clients like to purchase. Kanata, Stittsville, and Nepean are all grappling with a shortage of available listings. These are historically low levels. The graph below illustrates this well.  When supply is down and demand is strong it puts upward pressure on prices. It also tends to make house-hunting trips a bit more stressful!

2: Speed of Sales

Homes in Ottawa are selling at record speed. Before you arrive on your HHT the properties you may hope to see are sometimes sold. It is challenging when we have a full list of houses to look at, only to discover that many have been put under contract. It also means that when you are on the ground here the houses can sell quickly. Decisions on properties need to be made quicker than usual. 

3: Multiple Offer Dates

This was the biggest hurdle for my military clients in 2019. Many sellers in Ottawa are not entertaining offers until a certain date and time. For instance, a house may come for sale on a Wednesday. Showings will begin but there will be no offers until the following Monday. Then on offer day, you may be competing against 3-5 other buyers for the house. I don’t have to explain the logistical concerns involved for clients coming in for a few days on their house-hunting trip. It is something that we had to overcome in 2019 for sure. All our HHT’s were successful last year.

HOW TO HAVE A SUCCESSFUL OTTAWA HHT IN A TOUGH MARKET

How to have a successful Ottawa HHT in a tough market

First let me say that 2019 was the most challenging posting season ever in Ottawa. In these extreme market conditions, we managed to secure over a dozen houses for our clients and nobody left empty-handed or even settling for a house. I think a reality show on my client’s HHT experiences this year would win an Emmy for best reality show!! We had some adventures for sure and it wasn’t always easy but we got the job done. Here are a few keys to success in this market:

Adaptability to Conditions:

We need to act fast in this market. Whether it is reorganizing a day of showings to get into a new listing first or having an offer prepared and ready the instant our clients need it. We had one client purchase only 3 hours after they landed because that is when the offers were being presented. Clients need to be adaptable too. In that particular case, our clients beat out 5 other offers and secured the house. They love the house and neighbourhood to this day! Trust was important for them. They needed to trust us that the house was a good value and a good fit. They got a perfect house because they were adaptable to the conditions and our team was prepared to act fast with them. 

Exclusive off-market opportunities:

We plan our whole year around the HHT season. We are determined to find off-market properties for our incoming military families. Here is an example of a letter we sent out to over 20,000 households.

We do targeted Facebook ads and postcards for Kanata and Stittsville. Both areas have been very popular for our military clients. Each year we have many clients who buy our off-market opportunities. In many cases, they are outgoing military clients who love selling to incoming CAF members. It works out great! Our team is proactive in creating the best experience possible. 

Experience: 

Simply put, there is no team better equipped to handle house-hunting trips. We work together on our HHT’s and are extremely organized to make sure every detail is taken care of. There is no team that knows BGRS policies or can get quick information on them faster than us. 

Adaptability to market: 

Every HHT is different and requires the ability to adapt to different situations. Let me give you a quick example of this: In 2019 posting season Andrew and Liv were about to put an offer on a house they didn’t really love in multiple bids. On the morning of the offer date, we are getting a pre-inspection done to give us the best chance. We are sitting there and this perfect house comes to the market (send to us via email).  We booked the appointment for the inspection. We raced to the house and we were in there 30 mins after it hit the market. The clients loved it!! I knew the other agent really well and we had an offer in the seller’s hand within an hour (we have Steph in the office coordinating things). It was accepted an hour later (we had a tight timeline). Interestingly, another offer came in just after ours was already accepted. We dodged a bullet for sure. The moral of this story is that we do what it takes to get our clients the best house possible. If it means switching gears completely then that is what we will do. Andrew/Liv got their dream house!  We need to adapt to the market conditions that are presented to us.

QUALIFIED HOME INSPECTORS ARE KEY TO SUCCESSFUL HHTS IN OTTAWA

I recently had some clients in from Edmonton on their HHT. They thought they found the perfect house for their family. Unfortunately for them, the inspector discovered some serious issues and our clients walked away from the deal. We were fortunate to have the expertise and guidance of an industry leader. This is the kind of support we make sure our clients have when they come to Ottawa for their HHT. Our preferred inspector is on the approved list and uses an infrared camera inspection as part of his package. He is the best in the business.

Many Ottawa military house hunting trips are during the busy spring market. This is the time where inspectors are also hard to book, especially on short notice. As an extra service to our clients, we have our home inspector tentatively book us a time. We are one of the few teams he does this for because we work with him so often.

Other inspectors that we use on HHTs when needed:

Water Inspectors

Our guy will test the volume of the well, the water treatment equipment, and of course have the water tested.

Septic Inspectors

We want to test the system to make sure it is in working order. It is one of the most expensive home components so we want to make sure there are no unexpected costs coming up.

Pool Inspectors

If you have a pool it is a good idea to have this inspected prior to purchasing. We have a company that specializes in this.

TRANSIT AT CARLING CAMPUS NDHQ

As a relocation specialist, the first question that buyers often ask me is about commuting to the new NDHQ. For many, this will determine where they will purchase. Right now there is plenty of parking available at the facility but this may change over the upcoming years as more people get transferred to the building. OC Transpo has been working with the city and CAF officials to create a viable plan for those taking the bus.

Most customers across Ottawa will be able to travel to Carling campus with one transfer on bus routes 101, 103, and 152. The city extended the transitway from Bayshore to the Moodie off-ramp to help accommodate the extra bus users this relocation is going to create. Here is a map of the bus routes.

Many of my clients who are relocating to Ottawa end up choosing areas Stittsville, Kanata, and Barrhaven due to its relatively close proximity to the Carling campus. DND “ALL IN” ON OTTAWA WEST

DND has announced plans this week for a new operational headquarters that will be home to some 4500 civilian and military personnel. The plan right now is to have this completed by 2029. The site has not been finalized yet but DND spokesperson said it will be in close proximity to the new headquarters at the Nortel campus. It will centralize operations and involve vacating the Star Top Road facility in the East End. In the end, this will mean that this area will house over 13,000 personal when you include the 9000 that will be at the new DND headquarters when it is fully operational. Personally, I think this makes sense as it will make communication/synergy much easier and provide long-term savings. Having so many buildings scattered throughout the city has not been the most efficient way of running things.

This new building will have an interesting effect on real estate prices in Kanata and Stittsville. These areas will continue to be the locations of choice for military families. Add in the LRT line that will be operational out that way by 2029 and I believe the long-term growth of these real estate markets will be awesome.

LACK OF INVENTORY CHALLENGING ON HHTS

Ottawa is the most challenging place in the country to buy a property right now. According to the Canadian real estate association, Ottawa is the hottest market in Canada and it’s not even close! This presents an interesting set of challenges for military buyers. They have only limited time on their house hunting trips. There is much less to look at and you really can’t start favouriting too much before you arrive because the good houses are usually sold. I have been trying my best to get off-market listings ready for my clients before they arrive. This past week we had some great success with Corey and Marie who bought a house that was off-market. It was a brand new house that had closed only a few weeks earlier. It was the first place they looked at on Monday and it stood up against everything else we looked at. These exclusive opportunities are one way I am trying to give my military house-hunting clients a leg up over the competition. It is the second off-market deal we have done in this regard this year. In both cases, it was a win-win for everyone involved.
